HERMITAGE — Hermitage Planning Commission has recommended approval of two subdivision requests for the Camelot Estates residential development proposed for Virginia Road.
Dale Buxton of Buxton Development, West Middlesex, filed a preliminary subdivision plan covering two construction phases and a final subdivision plan for the first half of the development.
A preliminary subdivision plan shows the layout of the development, lot location and plans for roads and utilities, said Marcia A. Hirschmann, city director of development and planning. A developer can build the infrastructure based on the approval of a preliminary subdivision plan, but cannot sell lots, she said.
A final subdivision plan would allow the sale of lots.
The 49-acre property is between the Rolling Acres and Lorenwood developments.
Buxton is proposing building a cul-de-sac off Virginia and readying 14 lots for building.
His future plan is to extend the cul-de-sac road until it hooks into Anderwood Drive in Rolling Acres, and prepare another 15 lots for building.
Most of the lots are in the range of one to 1è acres.
Instead of having a single, large stormwater basin to serve the development, Buxton is proposing installing rain gardens on each lot to handle the stormwater produced by each lot.
A rain garden is an area with a depression in which water-loving plants are grown to filter and purify the rainwater, Ms. Hirschmann said. It is up to land owners to maintain the plantings for them to work properly.
The state Department of Environmental Protection is recommending the use of the gardens instead of large basins, she said.
The subdivisions will be on the city commissioners’ June 24 agenda.
